The forecast, based on this recent activity and the seasonal pattern, is that the number of listings should continue to rise in the coming months, echoing the typical climb through spring towards a peak around May or June, as seen in previous years.

As has been the case in recent years, houses are seeing stronger market conditions than condos, but SF’s condo market is also rebounding dramatically. More affluent buyers continue to play an outsized role in demand and home-price appreciation.

The 3-month rolling median house sales price in February 2026 was $1,750,000, a 16% year-over-year rise. On a single-month basis (not 3-month rolling), the median house sales price in February was $1,963,000, up almost 23% year over year.1 Median sales prices typically peak for the year in the spring. Historically, March is often a month when the supply of listings is at its lowest compared to demand, as buyers re-enter the market faster than sellers list their homes. For example, 3-bedroom houses have 57 active listings and 76 average monthly sales, resulting in an MSI of 0.8. This indicates a very tight market across all property types, especially for houses.
