The City of San Jose had the highest number of house sales at 4079. There were also 1748 county condo sales and 1610 townhouse sales in the period.
Sunnyvale houses had the highest average overbid percentage at 11.0% over list price, with the shortest average days on market being in Mountain View, Cupertino, Los Altos, and Santa Clara (city), all at 14 days.
The condo market has begun a substantial recovery, fueled by high-tech workers. The Q4 2025 median condo sales price rebounded from Q3 and was up about 4.5% year over year. The 2025 median condo sales price rose about 1.3% from 2024.
Luxury Market: The luxury home market is particularly competitive. In 2025, home sales of $5 million+ rose approximately 23% from 2024, accelerating in the fall
San Mateo County
Listings dropped sharply month-to-month in December(seasonal trend), but year-over-year inventory is slightly higher, giving buyers a bit more choice than in recent winters.
San Mateo County remains one of the strongest markets in the Bay Area, fueled by the AI boom.
The median house sales price in San Mateo County reached a new annual high in 2025.
It was up about 1.5% from 2024 to $1,982,000.
San Francisco County
San Francisco’s housing market remains competitive and resilient heading into 2026.
Single-family homes are in very short supply (about ~0.8 months of inventory) and continue to sell briskly, often above list price.
The city's median house sales price is expected to reach a new high in 2026. The Q4 2025 median house sales price was up 12% from Q4 2024. For the full year 2025, the median house sales price rose about 4.6% from 2024.
